FAQ

Rental minimum standards (Victoria) inspections in Berwick: common questions

What are the 15 rental minimum standards?

Locks, windows, window coverings, window covering anchors, structural soundness, mould and damp, ventilation, bathrooms, toilets, kitchen, laundry, heating, lighting, electrical safety and vermin proof bins. They are set out in Schedule 4 of the Residential Tenancies Regulations 2021.

When does a Berwick rental have to comply?

Before it is advertised or offered for lease, under rules in force from 25 November 2025. The standards cover agreements made from 29 March 2021, and older agreements once they rolled over to periodic after that date.

What does this inspection not cover?

We do not certify electrical safety and the visit does not replace the two-yearly gas and electrical safety checks or the yearly smoke alarm check by licensed trades. Heaters, cooktops and appliances are recorded as present but not operated. There is no asbestos or mould species testing, no timber pest inspection and nothing is opened up. Rooms or spaces we could not get into are named in the report.

Can you sign off electrical safety for a rental?

A licensed electrician. We photograph the switchboard so you know what is installed, but the sign-off is theirs.

How is the rental inspection priced in Berwick?

It depends mainly on the size of the home. Request a quote online and you will see the figure for your property before booking.

How long does it take?

One to two hours for most Berwick homes, with the report within 24 hours of the visit.

What if the property fails a standard?

The report marks it not met, with a photo and what needs doing. Once repaired, a recheck gives you written confirmation. A renter can request urgent repairs or end the agreement before moving in if the home does not comply, and the Consumer Affairs Victoria Renting Taskforce can issue penalties.

Does this replace the entry condition report?

No. A condition report is about the bond: it records how the home looks at the start of the lease. This inspection asks whether the home can be rented at all. Do this first, then the condition report.

Do older Berwick houses fail differently from newer ones?

Usually. Older homes tend to fail on locks, sticking windows, cracking and damp, while newer ones fail on missing coverings, cord anchors or fans that vent into the roof space.

Which areas do you cover?

Berwick 3806 and nearby Narre Warren North, Harkaway, Beaconsfield, Narre Warren South, Clyde North and Officer. Every visit is made by a registered building practitioner.
