Up in the roof at a Berwick handover
The handover items you only find with a ladder and a torch.
In short: Many of the most serious handover items in Berwick were in the roof space or at roof junctions, not in the rooms.
Flashings at roof junctions
We have recorded a roof junction with no flashing at all, leaving a direct path for water into the wall.
Bracing splices
Speed brace joints need to be spliced to the detail. A wrong splice weakens the bracing that holds the roof square.
Leftover timber and nails
Loose offcuts with nails sticking out are a hazard to anyone who goes up there later.
Access hatches
Pipes and ducts are sometimes run across the manhole, blocking safe entry for future trades.
Why this belongs in the report
Once you have the keys, getting the builder back into the roof is harder. List it now.
